This home had stagnated on the market in an area and community with overall strong sales. This was odd because it had a beautiful pool and hot tub with incredible outdoor living that seemed to at a minimum be shown on the previous listing. Team Infinity did its analysis for presentation,  pricing and exposure and found numerous items within the properties MLS profile that needed adjustment in order to achieve the goal of a sale. Presentation was adjusted to create a cleaner, more well kept, less cluttered, elegant look with the use of custom photo editing and evening photo. The seller was given some consultation on how to tangibly  improve their property to create the most impact for the least amount of money spent and the team did what it does by adding elegant virtual staging inside and outside to get the most online attention possible. They made those few adjustments and hit the market with a new image and new focal points for the buying public to see and notice. The home ultimately sold just under asking price in about 30 days. Fully Custom HGTV-style Narrated Video

This seller opted for our highest tier marketing plan where we ultimately did our pricing assessment and reviewed presentation and exposure as we always do and upon making the proper adjustments to marketing and exposure we exponentially increased presentation by providing the full on HGTV style video. This is our most intense campaign and requires the most time, energy and capital, but it does allow sellers to ensure that their property's unique character is conveyed at scale to a massive audience. The video was able to capture many of the extreme details of this remodel that if not conveyed could have cost the seller as much as $50,000 to $60,000 (Approximately 5% to 6% of the home's asking price) in net loss. We have seen that although any 2 Realtors can sell a home, there is often one that will sell it in the seller's target timeframe and at the premium price the seller wants and deserves. Great couple with 10 acres and a moderately renovated yet extremely well maintained home with part of the square footage being a detached quarters. We found the previous agent had marketed the house at 2425 SF and told the sellers that was the right thing to do. Upon researching various databases and historical documents we found the actual total SF to be 3087 SF. We created an extreme improvement on presentation with drone imagery, incorporating twilight and some strategic editing and tripled its exposure by adding it to 2 additional MLS databases the home had previously had zero exposure on. We also conveyed the properties potential as a short term rental and gave buyers data for going rents in the area for what could be done with the detached quarters on sites like AirBnB. Selling agents were incentivized at a higher level and some additional exposure was created for the physical property as well as the online presence. We ultimately helped this seller close and move out of state to be closer to their family and they were super grateful.

Summer Breeze was a beautiful spanish style stucco home that had difficulty selling over the course of several Realtors before finding a closing with our group. The home had an evaluation to ensure pricing was appropriate to meet the sellers goals, the exterior and interior imagery was improved dramatically to include custom photo editing, twilight imagery along with interior and exterior virtual staging. Thats right...we even staged the exterior with plants and shrubs to show the potential of the property and what it "could" look like. Virtual staging was also completed on the property's rare roof top living space and one of the trusted handymen who has worked for the team for years was sent in to do some paint work and other small improvements to ensure the physical presentation was on point.
